South Worcester--More Low Income Housing

E-mail I received yesterday from Ron Charette, Executive Director of the South Worcester Neighborhood Center, regarding a proposed three story 20 unit low income housing project on the corners of Armory and Southgate Street (former City Builders):


I received a telephone call today from both Joanne McGuirk of DHCD and Senator Augustus's office to inform me the SWNIC has been awarded approx. 1.8 million in subsidies and 393,000 in low interest tax credits to construct the rental units on Armory Street.

So many to thank for the effort in securing these funds. Sen. Augustus, Rep. Fresolo, the City, our partners at Horne and Johnson and of course the neighborhood support for this project.
Our Southgate Place project is moving! More and better details will follow in the coming days.

Ten years of dreaming about to come true!!

Bill, I assume you have had actual conversations with these people. What do they feel is the actual gain here? I mean this guys seems genuinely thrilled to death that this is happening.

Who exactly is benefiting from all of this?

Low income housing projects have become a big business in the City of Worcester.

It is all about the money.

by the way it is a 3 story apartment building with I believe 18 units all for low income housing

What is the vacancy rate in Worcester for apartments in general, and for low-income apartments?

if you include the many property owners (own a two or hree decker that they live in) like myself who are not renting units-HIGH

If the vacancy rate is high, what problems will more low-income housing bring?

Will it attract more low-income people to the area? Why wouldn't they already come to fill the empty units available now?

This seems more like an issue of the governmint is giving away money, so these developers are getting on line to get some. It doesn't seem like there's a need or use for more low-income housing, like there's no need or use for the $4 million runway improvements at Worcester.

Someone's giving away money, so there's a line to get it.

By the way South Worceste's other project was on the corner of Hacker and Cambridge. Eleven units of housing for low income ownership.

Only three units sold. South Worcester had to walk on the 1st mortgage but Holy Cross has to step in as the guarantor.

Great track history, huh.

Does this project have to do with the Brownfields cleanup grant that I believe was just awarded for a parcel in that neck of the woods? I remember reading about low income/mixed use for that area I thought.

I never realized how sketchy some of the side streets are nestled around that derelict Foundry building until I started poking around on some bicycle rides....

And yeah it is a shame that HC got left holding the bag on that property that overlooks the handball courts on Cambridge St. That building will turn into a pit before ever being lived in.

And we have all that empty CDC housing just two or three blocks from this new site.

This site is seperate of the Southf Worcester Industrial Park where they Brownfields monies have been allocated.

what is happening with the units across from Blanchards.

Couple all the Sexy 8 certificates, projects and low income housing being built-it is staggering how much the city has and how it is everywhere in the urban core....what city does his?

It is a classic example of how the leaders of this city for decades have looked at the urban core as the holding tanks for the less than advantaged or those who can't escape...we have no sections of means wihin the urban core other than Crown Hill-anyone know where it is located?? I love asking this question:>)

What developer of upsacale housing would want to come here??

Hmmm why don't we build some nice housing for folks of means (in Worcester this = jobs and education at minimum) next to Hadley on the corner of Madison & Main...include a gym, concierge....invest millions of our own money-sound like a good idea doesn't it.

I am leary of folks wanting to buy condo's at hopeful City Square with Hadley so close....

3 of 11 units were sold.

South Worcester could not pay the 1st mortgage and Holy Cross has taken over payments as the guarantor.

My bet is that they will need to try to rent the remaining units to, you guessed it, low to mod income people.

Bancroft, The Sky Mark Tower, and Colton Apartments are attempting to be what you speak of Paulie. You know the Colton had a friggin pool? Does anyone know this? Imagine being able to live in Downtown AND have a pool? People should be clamoring to get into those apartments.

We do have a gym, a game room and a concierge (although not 24 hour) at the Bancroft you know.

That should read has as in present tense about the pool at the Colton Apartments. The Colton Apartments HAVE a pool.

use to eat at a restaurant there-was it called Milano's??? Use to be real good and you could sit poolside.

Think the pool has been put out of action--could be wrong.

Bill, the pool is still in operation.

One of the best kept secrets (which if you are trying to rent you really shouldn't keep a secret) in all of Worcester.

Paulie, I live in a small studio, when I upgrade to a one bedroom in November maybe I could think about having some people over.
