CDC's

You got to read this story. To date the CDC's:

  1. Get land for pennies on the dollar from the City of Worcester, usually through tax title--SWEETHEART deals
  2. Get any variance that they want, no matter how ridiculous
  3. Millions of dollars in Federal and State grants
  4. Although I can not prove, I question whether or not they pay the same water and sewer fees that the private developer has to pay.

That is still not enough. Governor Patrick is announcing "nearly $1 million in state grants for community development corporations to help those nonprofits in the sale of affordable housing units that are not selling because of high prices". What about the private developers and private homeowners trying to sell their houses in this market??

Who is going to help with all the foreclosure problems? Governor Patrick is announcing "a program to help community nonprofit organizations buy foreclosed properties and get them back on the market to protect affected neighborhoods from speculators and deterioration."

Let me get this straight. On one hand we are going to help the CDC with their speculative investments and then we turn to them to protect us against speculators?

I dont have the time type all the things that are wrong with CDC's and their low income housing agenda...........but they will be THE (or A) direct cause of this citys further financial devolution into a land Pajama People and Canals for Pajama people to bathe themselves in.

We how many CDC's and other non profits do we have working to destroy our city with overly intense, low income housing development......7 or 8?

Frankly I see, many of these entities as employment agencies for those who are otherwise unable to compete in the job market.

OBrein, by executive order, should immedialtely issue a moratorium on any low income housing that has not already been premitted.

Now we got Murray bringing money into teh city to house the homeless addicts population in 1/2 way houses..........the guy has to be nuts.........these homes will be placed in the neighborhoods where his primary voting constituency lives......isnt it best to leave the PIP shelter where it is or just close it and be done with housing this population..if PIP is left as is........at least we know where the homeless population is........and this makes it easier to watch them and monitor their actions........as opposed to having them spead out all over the city

That is all you got, I am disappointed.

The worst thing about this is how can a private developer, who needs to pay market value for land, received no grant monies, has to pay all permit/water/sewer fees and then receives no subsidies to sell suppose to compete?

Answer is they can not. Bottom line not only does the CDC not promote private development, but they stop it??

Business friendly worcester??

there is very little private development going on in this city Bill..Worcester has pretty much missed the last two boom real estate cycles and we most likely miss the next inevitable one..it will be to busy picking itself up again instead of being ready....
If the trend continues..I'm ready to assist in housing the homeless..my units can be approved for top sexy 8 dollars..I'll do and just move back home..

We're missing the commercial booms, primarliy b/c the low income types they we continue to cater to with our gov't dev'ment $$$$ have littel or no discretionary, disposble income.........esp. after the $4,000 rims are paid for.........

we're also missing it at least partly, b/c we dont have (had) the road infrastructure...........maybe that will change somewhat with 146opening up........( an aside, but losing that Cambr St exit is a PIA)

I'll tell ya........as mcuh as folks complain about non profit colleges and hospitals.....thank god that we at least have them.....and colleges & hosps dont go out of business with teh ups & downs of the marketplace..............I am not in favor of Pilot payments until the city at least cleans up the pool of employees who stay home and collect IOD and sick pay and changes some many of the other ineeficiencies associated with city employment........

I cant wait for bovine fecal matter to hit the fan this budget season.......at both city & state levels..........yet inspite of it all........ you'll still see employment contratcs settleed for 2-3% raises across the baord...........it defies all finacial logic
