1. Boys Club 8,000,000
2. Track 2,500,000
3. Remaining cost 21,500,000

Lets just call it an even $20,000,000 for the 3rd part of the project, low to mod income housing. To date 42 housing units, which breaks down to

$476,190 per unit.

True, but maybe now that the city stands to lose 9,345,000 in CDBG funds over the next 16 years, maybe they will start caring?

Have to disagree with you. There are a number of folks like me that grew up east of Park Ave that do care. Actually lived right around the corner from you at 76 Dewey. Wouldn't change those 1st 25 years for anything, although I agree the neighborhood needs help now. In any event, I've moved twice since then and both times made a conscious decision to stay in the city, albeit on the west side. The fact of the matter is that crap like this has to stop regardless of where you live if we expect this city to survive and eventually thrive

It would be nice to hear from more on the west side who feel this way Rich...every nice building of character in my hood is being developed by some non-profit hoping to lure even more no-income person into his city instead of private developers hoping to attract the middle class, young professionals and young working families...

Versus taxing dorm rooms, we need to stop rolling out the red carpet for ever low income housing project.

No More Variances
No More Waiving of permit fees
No More Waiving of water & sewer fees
No More funds from the City of Worcester, which in end we may have to pay back while they are not obligated to pay anything.
No More Sidewalk and street repairs at the city expense after they rip up the sidewalks and streets

This needs to end!!!

Completely agree with you Paulie. The problem is all this no/low income development is hidden under the city's cone of silence. I didn't realize how bad it has become until folks like you, Bill, and Jahn starting discussing it on Bill's and your blogs. The only other city wide public disclosure I can remember is Nick K's 2 recent stories. Then it isn't even discussed at the council meeting. The word needs to get out.

Once again my old refrain. There is nothing more expensive for Worc than non profit built low income housing.

The cost per unit is two times what the private sector could build it for and that doesnt even take into account all teh city waived fees.

Dittos for the cost per sq ft.

Then there's the 11,900 per student that it costs to ATTEMPT to educate these kids who flood the school system when very, very, intensive land use inundates the school system with the offspring of those who wear pajamas all day and Short pants in Febr when the temperature outside is 5 degress, like today.

As Bill would say.....Is it just me or does anyone else think this puff piece on the Hand It Over Theatre In todays T&G (Thursday) is really only a 1/2 truth.

I say this b/c they're getting kudos for such a great job well done but no where in the story does it mention the millions in taxpayer subsidies and the screwing they gave the city by turning over the real estate to a non profit holding company. Screw the city over and they give the you Cultural Enrichment Award. Only probelm is Madaus & Demoga are the only two being enriched.

This T&G piec is nother load of bovine fecal matter. Yes the building is truly magnificent and I love old architecture....but at what price and on whose dime?

And now they need to have a special fund drive to pay off a mortgage.............was it $4M....

A new TARP (Theatre Appreciation Relief Program) is now needed. They been open 1 yr and now they're banging their tin cups for more money. Thank god it isnt may tax dollars (yet?) this time. Maybe they should have an organ grinder and monkey running around Federal Sq.

The problem is there is empty lots and property around here.. so it is easier for them to do.. The other areas there is to much political pull for housing projects to happen... no pull around here and with our councilor for these projects the other councilors won't cross the district line...Paul we have sat with her at our meetings.. many have said enough she does not hear it...I really believe it starts with her....we have said not in our back yard but goes no where. As My friend Rich said I am with him and grew up here at number "7" we do care but when we say anything we are now being known as "starting trouble" Once again this is big business. these projects also promote jobs..None I can see for city folk...or area folk.. The key is stop waiving fees.... Grants... and we will just look at boarded up propety they stock pile (Piedmont St) And code and councilors turn their heads... But have to agree...

The fact of the matter is that crap like this has to stop regardless of where you live if we expect this city to survive and eventually thrive

Signman ............the city sold these guys the old Instituional Linens building on Mason St. They were awarded the bid in June, 2005 and per the bid, Constr wwas to start in Sept, 2005. They razed the old building, finagled( maybe even fraudlently) a free EPA clean up b/c Havana Jims relative is a private sector partner w/Worc Common gound on this project................and instead of a boarded up building we have an empty lot sitting there now going on 3 yrs.

And I cant see any private sector folks, even as partners w/ WGC, commencing the constr of more low income housing for a number of years to come.

1. Do they shovel thie sidewalks on Mason St...No

2. Do the snow police bust them...no

3. Have they abided by the terms of the original bid...no

4. Do they have plan to commence constr anytime soon...no

5. Does Code dept bother them b/c the site is all overgrown in teh summer ...no

6 And the office of Neighborhood Dev'ment is exactly where with these guys.......can you say in bed???

Sign guy you want to see an absolute accident wating to happen and a Code Dept that has on a pair of blinders meant for a horse at Saratoga.....take a ride by the salt storage shed at Clark & E. Mtn. Sts. The entire ++++ing structure is imploded and has been for a number of years. Side panels blown off it. Roof compromised. Barn like Doors wide open 24/7. Entire structure almost "Leaning Tower of Pizza'ed", salt washing out of it and into nearby brook. All the while front end loaders entering it to load salt & residents standing beside it to drop off yard waste.

And where are the jokers from 25 Meade St? Well they're having the sheriff stop by to tell me that there is an unresgistered car on property that I own. I mean WTF ...!!!!!!

BTW...how many layofffs we going to have at Meade St given that new constr. has come almost come to a standstill???

I'll tell you the next piece of crap these guys ever give to me I am dropping a dime on this salt shed situation to the state building authorites, EPA, and DEP.

BTW, I am proposing a rider to Worc's home town bill that advocates a dormitory tax. The rider to the bill will impose a municipal tax on all disabilty pensions. How about $137,000 x 20%...for openers

Some folks have just too much time on their hands.

Maybe If some one was sleeping in their dormitory rather than dozing off at the wheel...we wouldn't even have this issue before the council.
