Pharmasphere

At Council tonight it was told that they will have their financing in place by the end of February and construction will begin in the Spring. Lets hope this does in fact happen and I will gladly say that I was wrong.

If this in fact the case then the developer should have all his permitting paperwork into the code department so that he will have his permit in the Spring and take title to the property for the dollar per the terms of conveyance and start paying property taxes and maintaining the property.

I cant get permits from Code unless I own the property first.

Wonder if they'll have to pay full permit fees. I think a building permit fee is a fraction of a %'age of the total cost of construction..........is it .004 x total cost???

BTW...City Sq demo was to definitely start my March of 2006. I tell you I hope their financers still are willing to lend in this environment.....

We are in deep ++++ thanks to lending 350,000 to the likes of every Pajama Person who cant even pay $750 a month in rent for 3 decker.

You can get permits from Code as long as the actually owner will sign the building permit as the owner.

There is no reason why Pharmasphere can not be applying for the permit right now. As soon as their financing clears, they will have the building permit in hand, take title for a dollar and break ground.

That parcel did get their sidewalks shoveled this time around though!

So how long has it taken them to get financing now? 2+ yrs?

I assume this is bio-tech & if so what about our 2 bio tech parks?? .........I guess land in Bio-tech parks cannot be had for $1.00...???

Has that site got 21E issues??

The site does have some clean up issues.

Initially they were given the parcel for a dollar because they financing was in place. After the award last January their financing fell apart.

Now according to City Council meeting the other night they have it back together and should be all set by February. If that is in fact the case there is no reason why their permit should not be in process. Maybe it is??

The walks are shoveled and the financing is in place. Maybe we have turned the corner here.
